Aircon M8 holds both licences — QLD electrical contractor and Air Conditioning & Refrigeration — so one callout covers the electrical fault, the safety switch, the smoke alarms and the aircon. Fewer trades on your panel, fewer invoices, fewer tenant visits.
Smoke alarm compliance. Interconnected photoelectric alarms — required in every bedroom, hallways connecting bedrooms, and on each level. Already mandatory for properties at lease or lease renewal, and every QLD home by 1 January 2027. Fixed price from a floor plan or bedroom count, installed and tested in a single visit, documentation for your files.
Safety switches & switchboards. RCD testing, safety switch installation, switchboard upgrades with compliance documentation.
Electrical faults & repairs. Diagnostic $220 inc GST including up to 45 minutes onsite — fault found, fixed price quoted before any repair work continues.
Air conditioning. Service from $170 inc GST per unit, fault diagnosis, repairs, and like-for-like replacements quoted from photos. Manufacturer-trained across Fujitsu/General, Daikin, Panasonic and Mitsubishi Electric.
Ceiling fans, power points, lighting. Fixed prices on common jobs — fan replacements from $249 inc GST.
Written approval first. We don't start work on a rental without written authorisation from the agency or owner — email approval to info@airconm8.com.au and we take it from there.
We coordinate with tenants. Access arranged directly with the tenant once you've approved the job — you're cc'd, not chasing.
Documentation with every invoice. Photos of completed work and test results, so your file is audit-ready without asking twice.
Fixed prices, no call-out surprises. Common rental jobs are priced upfront. Anything unusual is quoted from photos before we book.
